You fail to mention that the listed rates are an AVERAGE rate. Some lower, some higher.

I posted the cost comparison for 2020 and 2023 of the same mortgage loan based on the average interest rates you supplied in your cherry picked data for 2020 and 2023.

Note the differences in monthly payment amount, and the total paid over the life of the loan from just a few percent.

The pie chart for each is interesting as well.

Yes, exactly that cherry picked. Because if you look at the historical context of mortgage rates, you'll see that the trump years were an anomaly.

But if we're going to pick one year to compare against another, try 1981 vs 2023. Peak Reagan vs Peak Biden.
