Have had my full share of tenants that refuse to accept that the lease they signed determines whether they have a roof over their heads.
Pay rent on time.
Pay rent in full.
No pets means no pets ("F" your "comfort" animal)
No sublets/tenants not on lease.
Damages are charged to tenant.
No tenant renovations.
No painting.
No removing floor coverings.
No removing/selling appliances.
Lawn care is required of tenant.
Maintain all utilities, including garbage pick up.
No tenant conduct resulting in police calls.
Basic citizenship skills required for successful participation in a society...and maintaining a roof over your head.
As for the thousands of dollars I am collecting:
There is my monthly mortgage payment to subtract from the rent you pay.
Additional costs subtracted from the rent you pay:
Renovation costs.
Maintenance costs.
Property taxes.
Income taxes.
Insurance premiums.
Listing/advertising costs.
Accountant/Business services fees.
Property management fees.
Add legal fees if you being a lousy tenant requires use of the court system.
This is what it costs me for you to live in a well maintained home in good neighborhood.
Your $2,000 rent might turn into just $300 for me.
So if you drink six beers and punch a hole in my door during an argument with your domestic partner which will require replacement, or sneak in a pet that urinates on my carpet which will require replacement, I will not realize any financial gain for that month or more.
Damage the house and don't pay rent and require courts to force eviction, and you may have blown any profit I would have realized for the entire year.
There is great risk in being a landlord.
If you want to pay slum rent, rent a slum property in "the hood" from a slum lord. But there really won't be much difference in the rent, just the condition of the home and the lack of maintenance and give a damn provided you.
