The problem is society suffers from an artificially inflated land price (and the environment does, too). There's no benefit to people for land to cost any more than necessary since we all need it to live every day, to sleep on it. And for both fairness and efficiency, we should abolish all other taxes and ONLY tax land ownership. Then, land will be as cheap as possible to buy and some will even be free. That will force employers to pay us all we are worth.

Many investors prefer to keep society desperate for money, for personal reasons. I think we should free society instead.

Whatever people can afford is what the rent will be. Why charge less?? The problem is to evolve, society needs to treat land the same way for everyone because it's a biological requirement. Classical economists did this because they were scientific. But modern "professional" economists treat land like every other form of capital. So, we have a form of neo-feudalism marketed as free enterprise. And that makes people blame freedom for social problems. And so, they demand bigger, stronger government even thought that's not the solution.

No matter what system is used, the one(s) being taxed will find a way to make someone else shoulder part of that burden. (Cost of living and doing business). Farmers would figure the cost of tax in to the price of beef and corn, manufacturers would pass their tax on to the products they sell. They would even pass that cost on to that much less salary they pay their employees. No one would escape. And if the landowner couldn't pay their tax, the government would seize it, and then they would get no tax! What would end up happening is that a very few rich would be able to afford land (because of tax) feudalism, or the government would end up owning all the land (communism). I don't think that would be the way to go.
