Really? You are arguing that people don't pay rent? What bullshit is that? By that logic, you could make the argument that workers deserve first and last month's pay because "employers don't pay their employees" in fact there are lots of people who refuse to pay those who worked for them so that only builds up more of a case for first and last month's pay.

An employer can be quickly compelled to pay wages earned.

"Degenerate renters" is applied to those that occupy my dwelling space without surrending to me the agreed upon amount on the date specified...also commonly referred to as "debt beats" or "dead beats".

What happens when you don't pay your electric bill?

What happens when you don't pay your water bill?

What happens when you don't pay your gas bill?

What happens when you don't pay your auto insurance?

What happens when you don't pay your car payment?

What happens when you don't pay your vehicle registration?

The question I ask is why you pick on hard working landlords, generalizing them as "vultures"?

"Hard working landlords"? Don't be such a pathetic bootlicker. Owning a property isn't "work" rental properties are considered wealth assets rather than income-earning jobs therefore being a landlord isn't work anymore than owning an investment bond. These wealth assets are passive income therefore not actual work. Also the reason why I call out landlords for the vultures they are is because I've been badly screwed by multiple landlords even though I always paid my rent on time and was never in arrears.

What happened...did you get evicted or are you having a hard time getting in a place?

Word of advice, don't have this chip on your shoulder when being interviewed by a potential hard working landlord.

They like congenial people as much as they like people that can demonstrate their ability to pay.

Yeah, it's to set you up on a prepaid rent cycle.

And the absolute most frequent time people neglect to pay their rent - you already said it - the last month they intend living in your property.

First month rent
Last month rent
Additional one month rent as security deposit (compensates for the "it's Christmas" excuse, early lease breaking, etc.)
Additional one month rent as damage deposit, and......NO PETS!

You gon pay me!

If you ain't got the Bennie's to move in, you cant afford the rent to stay...and I cant afford for your dead @$$ to live on me for free.

You could contract covid although fully vaxxed and boosted and updated with the new vaccine while masking and adhering to 6 foot social distancing, get hospitalized and lose the job that prepaid you for work you're unable to show up for and can't pay your rent owed to me because your savings, if any, is earmarked for final arrangements.

I can come up with another hypothetical if that one is too grim.

Well, you'll notice that we're not fans of the health insurance system either. Some things like housing are too important to be left to that kind of risk-spreading, ESPECIALLY with minimal oversight.

I get it so maybe I should demand first and last month's pay before hand when I get a new job so my employer can skip a payment when I leave my job and I will be compensated incase my employer sets inhospitable working conditions that cause me to get injured. Thanks for helping make a case for first and last month's pay.

It does not make your case.

You pay unemployment insurance and worker's compensation insurance premiums to the state through payroll deduction from each paycheck you receive.

And their is a whole department of labor ready to pounce on a company not paying people for hours worked.

Not so for landlords.

Another interesting tidbit to get riled up about...just like degenerate shoplifters make stores charge higher prices, it is degenerate tenants that make rent so high - not paying rent, skipping out, tearing stuff up.

That costs property owners money.

They have earned the money buy purchasing property you don't qualify to mortgage and making it a nice place for you to live.

They deserve the money as insurance against loss and damages.

You don't have to participate in renting.

You can buy.

Pitch a tent.

Couch surf.

Live with your parent(s).

Get a significant other and move in their place (unless you rent from me, I do not permit this).
