The 10 step program for all the youngsters out there!

1. Government prevents housing being built
2. Governments don't build houses
3. Government zoning, regulations and taxes make affordable housing unaffordable to build
4. Government brings in millions to compete for remaining houses
5. As a result, housing costs go up through supply and demand
6. Because houses are more expensive, mortgages are more expensive
7. Because mortgages are more expensive, the rent to cover them is more expensive
8. Because the house prices rise consistently, it becomes a good investment
9. Investment companies buy up all the houses because its a good investment
10. Repeat steps 5-9 over and over again
10b. Blame government because it all starts with No.1

I'll put it this way
You sell me a piece of land where the government isn't allowed to dictate whats being built, how its being build, what can be built and how many can be built
and I'll have 300 people building houses to suit their budget for themselves by the end of the week.

I have been building for over 40 years. Houses that I built back then are priced 10 times what they were built for.

I did some remodeling in a house built last year, a nice two story, but not a mansion. It had very plain trim and was over 800K.

Material prices doubled when American and Canada shut down harvesting. There is no relief in sight.
