Modern slave caste. Federal policy is such, that to qualify for a mortgage while having an outstanding loan balance; your income must be double that of the outstanding loans.

Example John owes $40k in student loans, he landed a cushy job that pays $45k/year. John can not qualify for a mortgage until his student debt is less than $22.5k.

I didn't say John couldn't afford to pay them. I just suggest that the US does not have an income disparity problem. They have a utility disparity problem. You achieve less utility raising your socio-economic class.

But check this out. I can pay $5/month on whatever outstanding. I must stay making less than $30k/yr. $40k outstanding student debt at $45k/year would require I pay $600/month plus increases on income taxes.

Now let's compare utility theory. You have less utility making more, because you pay more; the real gain is very small. $15k increase in pay and $10k goes to the government.

Now we twist the transistor, compare a 10% savings on 29.25k and 35k. After 8 years, savings from the 29.25k income is ~30k; savings from the 35k per year is $36k. Tax sales homes start 5% of the assessed homes value. 30k and $30k is forced to potentially buy a $600k home in bad repair. What does the $45k with $36 savings and mortgage eligable choose, should they just mortgage the $600k home?

Sorry… I learned math back in the late 60’s and early 70’s. I did not have the advantage of learning the kind of math that you youngsters have been taught in the last twenty or so years, so I have no idea what you are saying.
Try not buying a 600k home right out of college. I believe that is your problem. Having had three mortgages on three different homes, I think I know what I am talking about,,,

Without the advent of the microchip, log and calculus functions would have been delegated for human calculator tract education. 2000's on up they teach utility theory with expectations of buttons being pressed. Not chart look ups.

With three mortgages, you might be agitated me explaining why I use real estate wealth to ensure my prodigies development. One side of my family saw education at the higher levels a waste. That side lives in positive rent homes. I'll never have a negative rent home... Even if I'm giving away positive rent.

Here is another problem. If we hold the amount of school tract time to 1500 hours per year or less, from 1960 and 2010. Students still get 15 credits hours recitation and 30 hours of reading and practicing per week; 36 weeks per year. What tracts do you lose, because of button presses leading to theory over practicality?
