(Flood insurance is priced at about $7000 USD to $21000 USD per year in the flood zone, but we live up a hill so it doesn’t apply to us).

Many years ago, I used to work in the insurance industry and home policies used to include a clause called 'landslip and heave' so even on a hill, you're not that safe ! :~)

We’re covered for “all” events here at reasonable cost.
Closer to river, people have had many issues with definitions over water damage. Storms are covered by insurance.so it gets down to arguments over whether the water was from days of rain or river flooding.
Guess which sides different hydrologists take, based on whether they’re paid by the homeowners or insurance company.

Very interesting ... As you might have guessed, I'm in the UK - Here, If you get flooded twice, you can't get insurance. I've also worked for insurance company. You might like to know there were two floors dealing with claims, or more accurately, trying to find ways of not paying out !
I saw a program years ago about the San Francisco earthquake were people who were not covered, set fire to their property to get a pay-out .... That is what inspired my meme ! :~)

A for effort.
They’re (insurance companies) trying to change the law here (Australia). At the moment you can’t get home insurance at all with 1 company north of Tropic of Capricorn.
